  1. Exposure, Exposure, Exposure!  In order to get your message to as many people as possible in the hope that a few of them will be the right ones, you should advertise your property in as wide a variety of media as possible.  This should include: Newspapers, Homes Magazine, Television, Internet, etc.  The purpose of marketing is to get a qualified buyer through your front door.  The more fish you put in a barrel, the easier it is to shoot one!
  2. Make a marketing plan and budget.  Include all costs for advertising and your time involved in these marketing activities.
  3. The #1 factor in any ad is the headline.  Make sure your headline stands out and grabs the buyer's attention so that he/she will read your ad and not move to the next one.
  4. Be descriptive, creative, bold, simple and to-the-point with all ads.  Highlight the important features like: bedrooms, baths, square feet, location, amenities, special financing, etc.  Think about it:  Why did you buy the house?  What makes the house special?
  5. A picture is worth a thousand words!  Always include a picture in all ads.  Color pictures are the best.
  6. A sign in the yard is one of the most important advertising tools.  It lets everyone in your area and people driving by know your home is for sale.  Get a professionally made sign.  They look good, catch attention and say that you're a committed seller and know what you are doing.
  7. Use an information box and information sheets.  The sign is an attention getter but it isn't going to hook a prospect.  The prospect needs more information than is on the sign to determine if this is a house to be considered.  Give all the critical factors (bedrooms, baths, square feet, price, etc.) and all the amenities and special features about your home.  Make sure you keep the information box filled.
  8. Word of mouth is one of the best marketing tools.  Tell your neighbors, friends, co-workers and family first.  Give them information sheets about your house.  Don't keep it a secret!
  9. Be available!  It may not be the most convenient time for you to answer the phone or show your home but if you don't respond they may move on to the next home.
  10. Hold an Open House.  This is the best way to show your home to a large group of potential buyers.  Since most people are off work and have some free time on Sunday, it is best to hold the open house on Sunday afternoon.  You should plan to do several open houses.  One may not be enough.
