  1. First impressions are so important.  Curb appeal is vital.  Your lawn should be trimmed, exterior of house needs to be fresh and clean, sidewalks swept, front door clean, and doorbell working.
  2. "De-personalize" your home.  Your goal is to get others to see it as their potential home, not  yours.
  3. Put your valuables away.  Remember, you are letting strangers into your house.
  4. Disconnect your emotions.  You need to think of your home as a marketable commodity.  It has been your "home" for some time, but now it is a "house" you need to sell.
  5. Open the curtains and clean the windows so a prospect can see how bright and cheerful your house is.  Turn on all the exterior and interior lights.  Dark, dreary rooms are not appealing to home buyers.
  6. Little things mean a lot: Fix leaky faucets, loose doorknobs or cabinet pulls, wobbly hinges, sticking windows, and missing or damaged electrical plates.  Replace burned out light bulbs, etc.  Check and repair all minor flaws.
  7. Make it sparkle and shine.  Time to do your spring cleaning.  Clean your home from top to bottom.
  8. Make your home look as spacious as possible by removing any excess furniture and clutter.  Box it and put it in storage.  Don't forget your attic, basement and storage areas.  They need to look as neat as possible.
  9. Having pets around the house is wonderful except when showing your house.  Put pets in cages or take them to a neighbor.
  10. Avoid crowds of people in the house when showing.  Buyers feel like intruders and want to hurry when too many people are in the house.  You want them to take their time and look and feel comfortable.
  11. Have the potential buyer sign a visitor registration book.  This gives you a record of who has seen the house.
  12. Ask for positive and negative feedback from potential buyers.  Don't take negative feedback personally.  Use it to help with the next potential buyer.
